T125 Signing readiness checklist

Signing readiness checklist

A closing coordinator laying out signature packets before a deal signing

Signing Oct 22 12 of 19 conditions lawyer cleared 3 conditions open Client-visible

The 19 conditions and signature packets for the October 22 signing of the Solenne acquisition of Corran Mill Bakery, each with its status, owner and the date it must clear, so the landlord consents, the financing commitment letter and the Solenne board consent are chased by name. Prepared by the closing coordinator at Ashcombe Varley LLP for Solenne's chief executive officer and board secretary, and for Imogen Varley, the lead lawyer. Imogen decides whether each condition is satisfied, which version is executable and whether anyone has authority to sign. Status on Monday, September 28, 2026; issued Thursday, October 1, 2026.

Sample template: the firm, people, clients and figures are fictional, and the embedded view holds synthetic sample records.

Where the 19 conditions stand

Each square is one condition or signature packet. Twelve are lawyer cleared, 4 have evidence received and wait for review, and 3 are open.

The open board

The board groups the open closing conditions and signature packets by status. Each card shows the owner, the due date and what the item waits on. Read the Open column first. Seven of the twelve cards belong to the Solenne acquisition: three are Open and four are Awaiting lawyer review. The Awaiting client decision column holds one card that belongs to another client.

Before you share this page with a client

This sample view holds the records of three clients: seven for Solenne Foods, three for Wexcombe Capital and two for Orley Brands. Switch the embed to a view filtered to Solenne Foods before you send this page to Solenne's chief executive officer or board secretary.

Four numbers on the matter

The date depends on the landlord consents arriving by Oct 14. The other figures are context: the conflict-ready count is fixed because the engagement was approved on Aug 26, and the other three show how much work is still moving.

The seven conditions not yet cleared

Dates are the day the item must clear. The chase date is the day Ashcombe Varley asks for it by name.

What each status means

Condition status
Condition openNothing has arrived yet, or the document is not drafted. The owner chases the person who must supply it.
Evidence receivedThe document or signature page is in. It waits for a lawyer, so it is not yet counted as cleared.
Lawyer clearedImogen Varley has decided the condition is satisfied on the exact document and version in the file.
Ready to signThe executable version is settled, the signatory is confirmed and the authority to sign is on the file.
ClosedThe document is signed and filed, and the condition is recorded as met.

Three open conditions decide whether Oct 22 holds

Landlord consents for the three bakery sites. They must arrive by Oct 14, 8 days before the signing. They depend on the lease assignment schedules still missing from diligence, and three other conditions wait on the same schedules. Imogen advised that the Oct 22 signing stays realistic only if the consents arrive by Oct 14.

Financing commitment letter. The lender has not yet issued the signed letter. Henrik Dahlberg is asked for the lender's issue date, and the date goes on this checklist.

Solenne board consent. Henrik scheduled the board meeting for Oct 13, 9 days before the signing. The signed consent is confirmed on the checklist on Oct 14.

A lawyer cleared condition is not the same as a received one. The two dates that matter most are Oct 14 for the landlord consents, which decides whether Oct 22 holds, and Oct 22 for the signing.

How to use this template

Update the checklist after every status. Give each condition and signature packet an owner, a must-clear date, a status and what it waits on, and put the open ones in front of the signatories by name.

VariableMeaningRequired
{{matter.name}}Name of the matter being signedRequired
{{closing.signing_date}}Target signing dateRequired

{{condition.counts}}Conditions lawyer cleared, awaiting review and openRequired
{{condition.waits_on}}The document or decision each open condition waits onRequired
{{packet.signatories}}Signatories and authority to sign for each packetRequired
{{closing.decision_date}}Date the lead lawyer decides whether the signing date holdsOptional

If a required value is missing, show Needs review in its place and hold the checklist; never guess a status or a date. If the closing record cannot be read, show Unavailable instead of the counts.

The live Dashboards blocks on this page show the Solenne Foods demo profile. Point each block at your own client's profile, or remove it, before you share the page. Filter the embedded view to the same client as well.
