Scope by package

The subcontract has four packages: Rooftop units and ductwork, Hydronic piping, Plumbing and fixtures, and Controls and commissioning. The chart splits the 42 lines by package. Each bar shows the lines confirmed on the first pass and the lines the field still questions. Rooftop units and ductwork carries 2 of the 3 questions, and Plumbing and fixtures carries the third.

How many lines are confirmed

A line is confirmed when Brackenhurst and Ironvale both agree what was sold, who supplies it and which estimate assumption governs it. Confirmation means the line can go into the field briefing for the next coordination meeting.

Alternate 2, variable frequency drives on the hydronic pumpsAccepted. Sits in Hydronic piping.
Alternate 3, graphic controls workstationNot accepted. It stays out of the mechanical scope unless Brackenhurst asks for it as a change event.

The rooftop unit curbs

Rooftop unit curbs: questioned for 16 days

The estimate assumed the roofing contractor supplies the rooftop unit curbs. The Brackenhurst scope matrix lists them under mechanical. Both documents are in the record, and the field cannot order curbs against two answers.

What Ironvale did. Dominic Ostrowski confirmed what Ironvale sold from the proposal. What is open. Anjali Venkataraman agreed to settle the curb question with the roofing contractor. Consequence. Until the answer is recorded, the rooftop unit lines stay at 12 of 14 confirmed and the curb order and the remaining rooftop unit lines wait on the recorded answer. Date. The answer is needed before the Oct 8 coordination meeting.

I confirmed what we sold from the proposal. Whoever ends up supplying the curbs, the answer goes into the record before the crew orders or sets anything against it.
